Why Patio and Pool-Deck Slabs Settle

Patio and pool-deck settlement can develop when support beneath a slab changes over time. Settling fill, drainage, erosion, moisture changes, seasonal soil movement, and other site conditions can contribute depending on the property.

Which of those applies to a particular patio or deck is a question for the site visit rather than something to assume from the surface. Support conditions vary between properties and even between sections of the same slab area.

Raising Concrete Near Fixed Surfaces Requires Care

Raising one slab changes its relationship to everything around it. That is the part homeowners rarely think about, and on a patio or a pool deck it is usually what governs how much correction is appropriate.

The objective is controlled adjustment of suitable settled concrete while considering the elevations and fixed components around it.

PATIOS

Has the Patio Settled Toward the House?

Settlement can change the patio's relationship to doors, steps, foundation edges, and drainage. Raising suitable concrete may improve slab elevation, but how much movement is appropriate — and in which direction — has to account for those fixed building components.

If settlement has changed how water moves across the patio, slab elevation may be one part of the problem. Gutters, downspouts, grading, drains, and other water sources remain separate considerations.

What slab lifting is not

Slab lifting is not foundation repair. Movement that appears to involve the building rather than the patio slab calls for a different kind of evaluation.

Slab lifting is not automatically a drainage repair. Adjusting the slab does not correct a gutter, a downspout, site grading, or water entering below grade.

We also would not tell you the patio caused a water problem inside the house without that being evaluated properly.

POOL DECKS

Pool Deck Lifting Requires Extra Care Around Fixed Pool Components

Pool decks require additional planning because the concrete may be close to coping, skimmers, drains, plumbing, and the pool structure. Known fixed components and site conditions should be considered when planning injection locations and slab movement.

What is beneath a deck is not visible from the surface, and we do not claim otherwise. Planning works from the pool's known layout, visible components, and whatever reliable information exists about the installation — which is a different thing from knowing where every line runs.

Concrete lifting does not repair pool plumbing, coping, or the pool shell. If any of those has its own problem, that is a separate scope of work and usually a different trade.

COPING AND DECK

How the Deck and Coping Relate

The pool deck and coping are adjoining components whose relative movement matters. When a deck slab settles, the difference usually shows up first along that joint.

The relationship between concrete decking and pool coping needs to be considered during lifting. The objective is not to force a settled slab against a fixed pool component simply to make the surfaces appear level.

What that means for the estimate

How much of the settlement can appropriately be recovered depends on what the coping and adjacent deck sections will accept.

Coping with its own condition problem is a separate matter from deck elevation, and we do not present lifting as a coping repair.

We tell you what we think can and cannot be improved before any work is recommended, rather than after.

WATER

Drainage Still Matters

Patios and pool decks may incorporate intentional drainage relationships. Correcting settlement should respect appropriate drainage rather than merely making concrete mathematically level. Water and drainage conditions can also contribute to the support changes that led to the settlement in the first place.

Concrete lifting does not automatically correct the source of a drainage or water problem. Lifting addresses slab support and elevation where material is placed beneath the concrete; an underlying drainage issue may require separate correction.

Pool decks

Pool decks may be designed to move water away from the pool or toward deck drains. The appropriate drainage relationship depends on the deck and site, so it is read on site rather than assumed from a standard.

Patios

Patios near a home should be evaluated in relation to surrounding grading, doors, steps, drains, gutters, and downspouts. Those relationships often matter more than the raw amount of settlement.

ACCESS

What About Backyard Access?

Patios and pools are often behind the house, past a fence, a planting bed, or a narrow side yard — not somewhere a truck can simply be parked beside the slab.

Polyurethane lifting equipment can often be configured so injection hoses or portable equipment reach areas that larger vehicles cannot. Actual access requirements depend on the equipment, contractor, and property.

It is worth raising during the estimate rather than on the day of the work: gate widths, slope, planting beds, and what is stored along the route all affect how a particular yard is approached.

Can the Patio or Pool Deck Be Lifted, or Does It Need Another Repair?

Lifting addresses suitable concrete slab settlement. It does not repair the pool shell, pool plumbing, coping, building foundation, drainage system, or badly deteriorated concrete. Most of the question comes down to that.

Potentially a lifting candidate

The slab has settled relative to what it sits against.

The concrete itself remains reasonably intact.

Support and elevation are the primary issue.

Movement can occur without creating an unacceptable relationship with adjacent or fixed components.

Another repair or evaluation may make more sense

The concrete is badly deteriorated, or cracking is severe and extensive.

The coping, pool shell, or known plumbing has a separate problem to address.

Structural or foundation movement appears to be involved.

Slab geometry prevents appropriate movement, intended drainage would be compromised, or another underlying condition should be handled first.

A cracked patio or pool-deck slab may still be a lifting candidate depending on the crack pattern, severity, slab condition, and cause of movement. That cuts both ways, which is why we evaluate the slab rather than telling anyone in advance that they qualify.

When Can You Use the Patio or Pool Deck Again?

Polyurethane lifting systems can develop strength quickly, but return-to-use timing depends on the material, project conditions, and intended use. Follow the instructions provided for the specific project.

Walking across a patio and putting furniture, a hot tub, or heavier loads back on it are not necessarily equivalent, and neither is the area that was actually treated versus the rest of the slab. That is why the guidance comes per project rather than as a single number on a website.
